Market Feasibility Studies

Our staff can help you examine the feasibility of your project before you invest a lot of time and money, or, we can refer you to independent industry experts for preparing third-party feasibility studies. If you would like to do a preliminary market study yourself, we have included several forms in PDF that may be helpful.

These forms may initially be helpful but we recommend you get professional advice from an industry expert before you make your final investment decision. Miller has provided the forms only as a guideline and takes no responsibility for either the method of analysis they represent or the manner in which they are used.

Financial Projections
Miller will help you create financial projections specific to your site. This valuable tool which analyzes financial feasibility and can be used to help secure financing.

One of the first steps in starting your project is to prepare a financial projection or proforma. We have a sample proforma in PDF format or as a downloadable Excel file that you can review that may help you with the format. In addition, there are two ways you can prepare the material for your proforma:

1) You can print out the input form, fill it out, and then fax it to us at 555-555-5555. We will run the numbers through our system and fax it back to you, or;

2) You could open an Excel spreadsheet and input the form (mentioned above), and fill-in the information needed into your newly created form. Your Excel program will run the projection for you.


On the input form (Excel), your input is required in the following areas and tables:
A. Land, Construction, and Development Costs
B. Unit Mix, Rental Rates, and Gross Annual Income
C. Occupancy Levels
D. Operating Expenses
E. Equity and Loan Amounts
F. Inflation Rate

Sample Unit Mix

Miller will help you develop the optimal unit mix, whether it is a one-story, multi-story, climate controlled or non climate controlled building. The unit mix can then be fed into your financial projections to assess the potential profitability of the project.

Several style layouts are available to meet your market demand. Simple designs provide outdoor access units from 5′ x 5′ to 10′ x 30′. Indoor access units use 5′ or 10′ hallways and climate controlled space or standard spaces. Multi-story buildings require an elevator or lift while split-level buildings provide double the floor area ratio using ground level access to both levels.

Site Planning
We will provide assistance with your site plan development by designing a preliminary site plan for the property which can be then engineered by your local site engineer.

Site design is one of the most important aspects of self storage development and will ultimately play a major role in determining the profitability of a project. After the market feasibility study determines the optimum size of a project, buildings must be placed on the site to meet market demand, local land development and building codes and, at the same time, provide customer convenience. Miller Buildings will work with a customer’s local engineering firm to jointly design the most efficient project. Several factors impact conditions in the design process: elevation changes, visibility from major roadways, zoning requirements, drainage, fire department specifications and a variety of other conditions that all must blend together in order to provide the maximum profitability for each project.

Architectural Services
Miller will adapt our standard product line to meet your specific needs. Our architects have 25 years of experience in self storage and can design your project to meet your needs and the requirements of your local planning board. We will then provide you with a complete set of architectural prints, including the foundation plans, which will be sealed with your state seal so you can then apply for a building permit.

Miller’s architects will prepare detailed plans that will include slab and foundation details, firewall requirements, multi-story floor systems, etc.

Our architects have many years of experience working with self storage developers to meet all state and local code requirements. They have designed free standing offices with high pitched roofs, offices and apartments that are incorporated into a self storage building, clock towers, colonial facades, mansard roofs and a variety of architectural facades that add curb appeal to self storage projects.
